Why Old Wood Windows Need a Lead Check First

Old wood windows need a lead check first because paint in homes built before 1978 may contain lead, and disturbing that paint releases dust that is hazardous to breathe. Getting a tape measure onto the jamb faces of a painted-shut sash means disturbing paint, which puts this step ahead of the measuring rather than alongside it.

The federal rule on this is unusually strict about windows specifically. The U.S. Environmental Protection Agency’s Renovation, Repair and Painting Rule, effective April 22, 2010, applies to work that disturbs paint in target housing, meaning housing built before January 1, 1978. Most renovation activities only fall under the rule once they disturb more than 6 square feet of interior painted surface or 20 square feet of exterior. Window replacement is covered regardless of the area disturbed, and the minor-repair exemption does not apply to it at all.

A homeowner working on their own home is not bound by the rule, and the hazard is exactly the same either way, so the same precautions are worth taking voluntarily.

The EPA allows a certified renovator to clear specific components by testing with a recognized test kit or by sending paint chips to a recognized laboratory. Homeowners can use the same kits. The rule also prohibits several common shortcuts on painted surfaces, including open-flame burning, heat guns above 1,100 degrees Fahrenheit, and certain power tools, all of which turn lead paint into airborne dust.

Housing age makes this a live question rather than a technicality in this area. Are Replacement Windows Measured From Inside or Outside?

Replacement windows are measured from inside the house, jamb to jamb within the existing wood frame, not across the interior casing and not from the exterior siding. The inside faces of the frame are the reference surfaces, because those faces are what the new unit has to fit between.

Three parts define the frame. The jambs are the vertical members on the left and right. The head jamb is the horizontal member across the top. The sill is the horizontal member at the bottom, and the flat area of the sill where the closed sash rests is the point you measure to.

Some published guides shortcut this by having you measure trim to trim across the casing. That produces a fast number suitable for a rough budget conversation, and it is meaningfully larger than the real opening, because casing sits proud of the jamb on both sides. Order from a trim-to-trim number and the unit arrives too wide to fit.

The dimension you are after has a name in the trade. It is the daylight opening, meaning the clear space where the glass and sash currently sit, measured between the inside faces of the frame members. Every reading below refers to that opening.

How Do You Identify Your Window Type Before Measuring?

Identify your window type by watching how the sash moves when you open it. Vertical sliding means single-hung or double-hung, side-hinged and cranking outward means casement, top-hinged and cranking outward means awning, horizontal sliding means a slider, and no movement at all means a fixed or picture unit.

Type matters because it changes what counts as the opening. A double-hung has two sashes and a meeting rail, and its parting bead separates the upper and lower tracks. A casement or awning has one sash and no track. Those internal parts are precisely what does and does not come out during a retrofit, which is why the depth reading later in this article has exclusions attached to it.

Count the sashes and note the operation on your sheet next to each window’s dimensions. If two windows in the same wall look identical but one binds and one glides, note that too, because it usually means one frame has moved.

What Are Old Fashioned Wood Windows Called?

Old fashioned wood windows are called double-hung sash windows, and the traditional counterbalanced version is often described as a weight-and-pulley or rope-and-weight window. Full-frame work becomes the answer when the frame itself has failed. Rot in the sill, a racked opening, or a frame too shallow for an insert all point the same direction, and a full-frame replacement lets the opening be corrected rather than worked around. Measure the daylight opening either way, since that reading tells you whether an insert is even on the table.

How Do You Measure the Width of an Old Wood Window?

Measure the width of an old wood window horizontally between the inside faces of the left and right jambs, at three heights: near the top, at the middle, and near the bottom. Record the smallest of the three to the nearest 1/8 inch, and that smallest number is your width.

The smallest reading wins for a simple reason. A window has to pass through the tightest point of the opening, so ordering to an average or to the largest reading produces a unit that binds partway in. Industry measuring guidance is consistent on this across manufacturers and retailers alike.

Old wood frames rarely produce three matching numbers. Decades of settling, seasonal moisture cycling, and paint buildup mean a spread of 1/4 inch or more between top and bottom is unremarkable. A spread larger than about 1/2 inch is a signal worth noting, because it usually means the frame has moved rather than simply worn.

Measure each window independently even when they look identical. Two windows flanking a fireplace, built the same day by the same crew from the same stock, routinely differ by an eighth or a quarter of an inch a century later. Assuming they match is the most common way a measuring session goes wrong.

How Do You Measure the Height of an Old Wood Window?

Measure the height of an old wood window vertically from the high point of the sill to the underside of the head jamb, at three widths: near the left jamb, at the center, and near the right jamb. Record the smallest of the three to the nearest 1/8 inch.

The sill is where this reading gets misread. Old wood sills are pitched to shed water and often worn unevenly, so the surface is neither flat nor level. Measure from the high point of the flat area where the closed sash rests, not from the front edge of the sill and not from the interior stool that projects into the room.

Write width first, then height, and label the pair clearly. The convention across the industry is width by height, and reversing a 24 by 58 into a 58 by 24 is an expensive mistake that reads perfectly plausible on paper.

How Do You Measure the Frame Depth?

Measure the frame depth from the inside edge of the interior stop to the inside edge of the exterior stop, with the sash open, and confirm the result is at least 3-1/4 inches. That 3-1/4 inch figure is the minimum most insert replacement units require, and it is the single reading that decides insert eligibility.

Exclude the hardware from this measurement. Pulleys, sash tracks, and the parting bead all come out during a retrofit, so measuring around them understates the pocket you actually have. Measure the clear depth between the two stops as though those parts were already gone, because they will be.

Depth is where a shallow old frame ends the conversation. Some early sash construction, and some frames in houses that have been re-sided or re-trimmed over the years, come up short of 3-1/4 inches. A frame that measures 2-3/4 inches will not accept a standard insert unit no matter how good the other numbers are, and the project becomes a full-frame job. Confirming depth before anything else about replacement windows gets discussed saves everyone a wasted conversation.

Use the flashlight here. The stops sit in shadow, the paint often blurs the transition between stop and jamb, and a reading taken by feel in a dark pocket is the least reliable number a homeowner produces.

How Do You Check Whether the Window Opening Is Square?

Check whether the opening is square by measuring both diagonals from inside, corner to opposite corner, and comparing the two numbers. Run the tape from the point where the head jamb meets one side jamb down to the point where the opposite side jamb meets the sill, then repeat in the other direction.

Published tolerances differ, and both are worth knowing. One major manufacturer treats diagonals within 1/8 inch of each other as square. A major retailer’s guidance is more permissive, stating that replacement windows typically allow the two diagonals to differ by up to 1/4 inch. Treat 1/8 inch as comfortably square, 1/4 inch as workable with attention, and anything beyond that as a frame that needs a look from someone standing in the room.

Square matters because an insert unit is rectangular and rigid. Set a rectangle into a parallelogram and the sash binds at two corners while the seal gaps at the other two, which produces exactly the drafts the replacement was supposed to eliminate. Insert eligibility requires the opening to be plumb, level, and square, and the diagonal check is the fastest test of all three at once.

What Do You Do If the Window Is Out of Square?

If the window is out of square, calculate an adjusted width so the new unit clears the narrowest true vertical line through the opening. Hold the level vertically against the inside face of one jamb, top to bottom, then shift it away from the jamb until the bubble reads plumb. Note how far you had to move it. Add that distance to your smallest width measurement, and order to the adjusted number. An opening far enough out of square to need a large adjustment is usually telling you the framing has shifted, which is a structural finding rather than a measuring one.

How Do I Tell What Size My Window Is?

Tell what size your window is by combining the smallest width, the smallest height, and the frame depth into one labeled record per opening, written as width by height. Those three numbers plus the square check are the complete size description for a retrofit.

Do not expect the unit you receive to match your numbers exactly. Manufacturers deliberately undersize insert units slightly against the stated opening dimension so the window has room to be shimmed plumb and square during installation. Reporting the true opening is your job; building in the clearance is theirs. Subtracting your own allowance on top of theirs produces a unit that arrives too small and has to be packed out with filler.

Here is the whole sequence in order:

  1. Test the paint for lead if the house predates 1978, and follow lead-safe precautions from that point forward.
  2. Label the window by room and position, and note its type and sash count.
  3. Measure the width jamb to jamb at the top, middle, and bottom. Record the smallest to the nearest 1/8 inch.
  4. Measure the height from the sill high point to the head jamb at the left, center, and right. Record the smallest to the nearest 1/8 inch.
  5. Open the sash and measure the depth from interior stop to exterior stop, excluding pulleys, tracks, and parting bead. Confirm at least 3-1/4 inches.
  6. Measure both diagonals and note the difference between them.
  7. Note the condition of the sill, the bottom rail, and the frame while you are still at the window.
  8. Repeat for every window rather than copying figures between openings that look alike.

Correct window sizing comes out of that sequence directly, and a sheet built this way is what lets us quote accurately without a second visit.

What Else Should You Check While You Are Measuring?

While you are measuring, check the sill and bottom rail for rot, the frame for racking, the interior finishes for water staining, the jambs for weight pockets and cords, and any bedroom window against the escape opening requirements in the building code. You are already at the window with a light in your hand, which is the cheapest inspection opportunity in the project.

Rot concentrates at the bottom. Press a fingernail or a small screwdriver into the sill near the corners and into the bottom rail of the lower sash, since those are the two surfaces standing water reaches first. Wood that gives under light pressure is compromised, and a compromised sill rules out an insert regardless of how the dimensions came out. Water leaves a record above and below the opening. Stains on the interior casing, cupped or discolored flooring beneath the sill, and bubbled paint on the wall below all point at intrusion that has been running for a while. Those water damage signals matter more than any measurement, because they describe the condition of the framing the new unit will fasten into.

Weight pockets deserve a specific note. On a traditional counterbalanced double-hung, the hollow cavity inside each jamb holds the sash weights, and that cavity is uninsulated space open to the wall assembly. Filling those pockets during a retrofit is a real improvement in comfort, and it is one of the reasons a properly installed insert outperforms the window it replaced by more than the glass alone would suggest.

Bedrooms carry a code obligation the other rooms do not. Section R310 of the International Residential Code requires an emergency escape and rescue opening in every sleeping room, with a net clear opening of at least 5.7 square feet, at least 24 inches of clear height, at least 20 inches of clear width, and a sill no more than 44 inches above the finished floor. An insert reduces the clear opening slightly against the original, so a bedroom window already close to the minimum can fall below it, and that changes what you order.

Should You Replace 50 Year Old Windows?

Replace 50 year old windows when the sashes no longer seal, the glass is single pane, the frames have rotted or racked, or the operating hardware has failed past repair. Are Old Windows Worth Anything?

Three features drive salvage interest. True divided lites with original wavy glass, intact hardware such as cast pulleys and period lifts, and unusual shapes or leaded and stained panels all find buyers. A plain painted double-hung with cracked putty and modern replacement glass generally does not.

Historic districts change the calculation entirely. Portland has neighborhoods where exterior alterations, including window replacement, pass through design review, and in those cases original windows can be required to stay or to be replicated rather than replaced. A conversation with the review body belongs before the order, not after, and choosing windows for historic homes follows different rules than a standard retrofit.

Restoration is a real third path. A sash with sound wood can be reglazed, its cords replaced, its pulleys freed, and its weatherstripping renewed, which preserves the original detail at the cost of ongoing maintenance and thermal performance well short of insulated glass. Measuring tells you whether that path is open, since sound dimensions and a solid frame are its prerequisites too.

Does Anyone Still Make Wood Windows?

Yes, wood windows are still manufactured, in solid wood, in clad wood with a protective exterior skin, and in composite and vinyl frames finished to look like wood from the inside. Replacing an old wood window does not mean giving up a wood interior.

Clad wood is the common answer in a wet climate. The interior stays real wood, stainable or paintable to match existing trim, while the exterior carries aluminum, fiberglass, or vinyl cladding that sheds weather without a paint cycle. That construction removes the maintenance burden that makes homeowners wary of wood in the first place.

Solid wood remains available and remains the right choice in some houses, particularly where a historic review requires it or where interior millwork is too distinctive to interrupt. It asks for periodic finishing on the exterior in return.

Alternatives worth considering include frames engineered to read as wood without being wood. Modern wood-look frames in composite and vinyl carry grain textures and warm finishes that hold up in a room without asking for a brush every few years.
